 Fact:   If your Tenants don’t know what is
    expected of them, they won’t do it!
   
   
     
You take care of your place because you own it. Your tenants won’t take care of your place because they don’t own it and don’t care.
 
The Problem: they will only do what is required of them.
The Solution: spell out everything that is required of them.
   
This may mean spending time talking through the various elements of the lease when they sign it. For example, we all know that college students love to put posters on the wall and what happens to the walls when they take them down. Tape peels paint and leaves marks all over your walls. Tell your tenants that if they are going to put up posters, they need to use poster putty. We also recommend you send a letter to your tenants outlining your expectations within the first two weeks of tenancy. This letter contains everything from outlining the maintainence process to lawn and snow removal to your policy on parties. (This is available under the Working with a Tenant Section)

All students registered on the Off Campus Housing page receive emails throughout the year which include tips on how to clean, make sure everyone pays rent on time, etc. You may want to verify with your tenants that they are registered for this helpful service.
